Why do I need an Energy Performance Certificate?

Principally it is a legal requirement, introduced by European legislation, called “The energy performance of buildings directive”, implemented throughout Europe In the UK this was enacted in the Housing act of 2004, and introduced in August 2007. This regulation requires an Energy performance Certificate (EPC) for all new and existing properties which come on the market for sale or rent. Do not confuse this regulation with the HIP pack that was scrapped by the coalition government in May 2010. (The EPC used to make up a part of the HIP pack.)

The principals behind the regulations are to reduce energy consumption, reduce carbon emissions, and to build as energy efficient buildings as possible, to be as carbon neutral as possible. If your property is not for sale or rent, you may still want an assessment to find out how energy efficient your house is, as an EPC is valid for 3 years for a sale, and 10 years for rentals. The cost of the EPC can be saved with one recommendation. So if you are thinking about a move in the next 3 years, it may be worth, commissioning an EPC while the costs are low in real terms to what they might be when the economy starts to pick up.

To provide an EPC, an accredited assessor must visit the property to collect data, & photographic evidence. Once this data is collected, the EPC is created using government approved software; a certificate is produced, and forwarded to the homeowner. This certificate has graphs of “energy efficiency ratings” & “Environmental impact ( CO2) Rating” pretty much like the ratings on White goods and Appliances you see on fridges, cookers, Etc Etc.
